Admission of a unit

Not every unit qualifies, and we say so early. We verify eligibility — building and community rules, required no-objection confirmations — and bring the unit to standard: individual interior design and furnishing planned for the target guest segment and operational durability, safety equipment, insurance. Interior quality here is not decoration — it is what allows the unit to earn a higher standard of service within its price segment.

Revenue management

Nightly rates are set by our pricing engine from live market data — seasonality, events, comparable supply — and reviewed by a supervisor. Channel mix and length-of-stay rules are optimised continuously. The model is designed so that, over time, a growing share of stays comes from returning guests booking directly — lowering distribution cost and stabilising occupancy.

Operations

Day-to-day operations — housekeeping and maintenance scheduling, guest communication around the clock in the guest’s own language, quality checks — are executed and monitored by AI agents on our platform. Supervisors control quality, approve exceptions and own the outcome. The routine is handled by the system; judgement stays with people.

Compliance in daily operation

Guest identification is registered in the official system as required; applicable tourism fees are collected and remitted on schedule; records of stays and settlements are retained. Tourism-fee and statistical reporting required by the authorities is generated by the platform automatically.

Owner reporting

A monthly statement per unit: nights sold, average daily rate, occupancy, gross revenue, itemised costs, net owner proceeds — and a portfolio view for multi-unit owners. The same discipline as the rest of our property management practice.
